PREPARED 1 NOVEMBER 2026 · PRACTICAL GUIDANCE
Start with accurate information
Bring together current ownership particulars, dimensions, access information, existing tenancy details where relevant, and recent photographs. Tell ABD about co-owners and the authority under which you are acting.
Agree the engagement
Representation, fees, marketing permissions and the responsibilities of the parties belong in a written engagement. An online owner submission does not create a listing agreement or publish the property.
Separate fact from potential
Describe what exists today. Label unfinished works, proposed uses and estimated income clearly. Avoid treating a potential development concept as an approved use or a guaranteed return.
Prepare for meaningful enquiries
Agree an approach to viewings, document release and offers. Keep sensitive ownership documents, private negotiation limits and personal details out of general marketing.
Keep the listing current
Notify your representative when price, availability, condition or transaction status changes. Good records help prevent unnecessary viewings and discussions based on outdated information.
